A coated garage floor is one of the most satisfying upgrades a house can have, and one of the most common to fail early in Alberta. The colour and the topcoat get the attention, but the part that decides whether the floor lasts is the concrete underneath and how it was prepared. This guide explains what proper preparation involves, why the popular shortcuts disappoint, and how a floor is taken to a state that holds a coating through our freeze-thaw winters.

Why coatings peel, and why it is rarely the product

When a garage floor coating lifts, blisters, or flakes under a tire, the coating gets the blame and the concrete escapes it. That has the cause backwards. A floor coating is a thin film bonded to a slab, and a film is only as good as what it is bonded to. The large majority of early failures come down to three things, all of them in the preparation: a surface that was contaminated, a surface that was too smooth for the coating to grip, and moisture moving up through the slab. None of those is the fault of the epoxy or the polyaspartic.

This matters because it changes where the money should go. Spending more on a premium coating and nothing on the preparation is the most reliable way to buy an early failure. The preparation is not the part you do before the real work; it is the work that decides whether the real work survives.

Acid etching is not preparation

Most failed do-it-yourself floors were etched with the acid packet that came in the kit. Acid etching is popular because it is cheap and needs no equipment, and it disappoints for the same reason. It opens the surface unevenly, it does nothing about oil and grease, it cannot reach the profile a real coating system needs, and it leaves behind residue and salts that have to be rinsed and neutralised perfectly or they undermine the bond from the first day.

Mechanical preparation, by grinding or abrasive blasting, removes the weak surface layer and opens the concrete to a consistent, measurable profile. It is the difference between a surface that looks ready and a surface that is ready. A coating manufacturer will specify a mechanical profile precisely because acid cannot deliver one reliably.

What profile means, and the one a coating needs

Concrete that has just cured has a smooth, slightly powdery skin. A coating applied to that skin grips almost nothing. Preparation roughens the surface to a controlled texture, an anchor pattern, that gives the coating mechanical grip. That texture is called the concrete surface profile, and different coatings need different amounts of it: a thin sealer needs only a light profile, while a high-build epoxy or a thick polyaspartic system needs a more aggressive one.

The number is not a matter of preference. The coating manufacturer states it, and meeting it is what makes the product perform and the warranty mean something. A garage floor coating that was applied over a smooth, sealed, or contaminated slab will not be saved by a better topcoat. The grip has to be built into the concrete first.

The contamination you have to remove first

Three contaminants sink garage floors. The first is oil and grease, which collect under any vehicle and soak into bare concrete. Abrasive preparation does not remove oil; it drives it deeper. Oil and grease have to be cleaned off the surface before any blasting or grinding, never during it, which is the same principle that governs preparing metal for coating. A floor that looks spotless can still be doomed if a film of oil was ground into it.

The second is laitance, the weak, fine layer that rises to the top of a slab as it cures. A coating bonded to laitance is bonded to a layer that is itself barely attached to the concrete below. Mechanical profiling removes it. The third, and the one that is distinctly ours, is road salt. Through an Edmonton winter a vehicle carries in brine and de-icing salt every day, and it works into the slab. Left in place it draws moisture and attacks the bond from beneath. Removing it is part of preparing a garage floor here, in a way it simply is not in a dry climate.

Moisture: the Alberta slab problem

Most garage slabs sit on grade, and ground moisture moves upward through concrete as vapour. When a coating traps that vapour, pressure builds under the film and lifts it, which shows up as blisters or sheet peeling that no amount of surface cleaning would have prevented. Older garages built without a vapour barrier under the slab are the most prone to it.

This is why a proper floor begins with a moisture assessment, not an assumption. A simple test tells you whether the slab is dry enough to coat or whether a moisture-tolerant primer or system is needed. It is a small step that prevents the most frustrating failure of all, the one that looks perfect for a month and then bubbles.

Epoxy or polyaspartic for an Alberta garage

Both can make an excellent garage floor, and both depend entirely on the same preparation. Epoxy builds a thick, hard, economical base coat but is slower to cure, especially in the cold, and will yellow under UV near a sunny overhead door. Polyaspartic cures quickly even at low temperatures, returns the garage to service in a day or two, resists UV, and handles hot-tire pickup well, which is why many Alberta installers use it as a topcoat or as the whole system. The popular approach pairs them, an epoxy build coat under a polyaspartic topcoat.

Whichever you choose, the slab preparation does not change. The coating decision is about cure time, colour stability, and budget; the preparation decision is about whether any of it sticks.

How we prepare a garage floor

The work follows a fixed order. We assess the slab and test for moisture, degrease and remove any oil from the surface, then open the concrete with controlled abrasive blasting and grinding, the blast for the field of the floor and grinding for the perimeter and tight corners a machine cannot reach. Cracks and pitting are opened and filled, the floor is vacuumed clean, and the profile and dryness are confirmed before the surface is handed to the coating inside the window before it can pick up new contamination.

What to expect on cost and timeline

Floor preparation is quoted by the size of the slab, its condition, how much oil and salt it carries, and the profile the chosen coating requires, because opening a clean, newer slab to a light profile is a different job from reclaiming an old, stained, sealed floor. A peeling or blistered coating is not the end of the floor. The failed film is removed, the slab is re-profiled, the underlying cause, whether contamination, a smooth surface, or moisture, is identified and addressed, and the floor is prepared properly for a coating that will hold. Do I need to grind or blast my garage floor before epoxy?
