Define what “refinishing” means on your driveway

Refinishing is not one standardized package. It may mean cleaning a sound, bare surface for a penetrating water repellent; removing a failed clear film and resealing; stripping paint or an opaque coating; exposing more of the existing aggregate; preparing for a decorative or protective coating; or handing back clean, profiled concrete to another installer. Each outcome has a different acceptance point.

The lowest quote can simply describe the smallest scope. “Wash and seal” does not tell you whether oil is spot-treated, old coating is removed from low areas, loose concrete is addressed, runoff is recovered, or the surface is checked against the sealer data sheet. “Restoration” can be equally vague if it does not define what remains after preparation.

Begin an estimate with four decisions: what exists now, what is failing, what finish is wanted and who is responsible for each step. If the coating has already been selected, provide its current technical data sheet before surface work is priced. If appearance is still open, use a test area to compare realistic outcomes before locking the scope.

Area sets quantity; edges and geometry set production

Measured area affects labour, abrasive, cleaning product, containment and coating quantities. It does not show how efficiently that area can be worked. A broad, open parking pad is faster to prepare than the same area divided by steps, planters, curbs, drain channels and narrow walkways. Garage thresholds, control joints and vertical edges need detail work that large equipment cannot complete by itself.

Slope matters because it controls where water and spent material travel. A steep drive changes equipment handling and containment. A rear-lane pad may have limited truck access. Tight gates, overhead lines, street parking and the distance from the mobile unit to the work face can affect set-up. If water or power is required, the proposal should say who supplies it and at what capacity.

Measure adjoining sections that must match visually. Preparing only the most damaged patch may be mechanically possible yet leave a conspicuous change in colour or texture. The quote should distinguish the repair area from the visual blend area rather than hiding both under one square-foot figure.

Broom-finished concrete has a deliberate texture that aggressive work can alter. Exposed aggregate depends on preserving sound stone and reaching the low areas between it. Stamped concrete may have surface-applied colour, antiquing and a film-forming sealer. Plain trowelled or previously coated concrete presents different profile and slip considerations.

These finishes influence both speed and risk. A quick pass that cleans plain concrete could reveal or remove colour on a decorative slab. An exposed-aggregate surface contains more contours than its plan measurement suggests. Old repairs can respond differently from the original pour. A representative test patch lets the owner approve the achievable texture and colour before full production and gives the contractor evidence for the effort in the quote.

Surface preparation should be no more aggressive than necessary, but it must still reach the receiving system's requirement. Guidance from the International Concrete Repair Institute (ICRI) and the Association for Materials Protection and Performance (AMPP) connects method selection to substrate condition, installed material and service environment. That is why a reputable estimate may change after the final sealer or coating is selected.

Existing coating and contamination often drive the largest change

Bare concrete with ordinary soil is usually the simpler end of the range. Bonded acrylic, paint, elastomeric material, multiple unknown layers or a rubberized product can add passes, edge work and waste. Peeling areas do not prove the rest will release easily; the sheltered sections may remain firmly attached. Conversely, coating that looks intact may fail an adhesion check and require broader removal.

Petroleum contamination adds a different kind of work. Free oil should be addressed before abrasive preparation so it is not spread across the surface. Deep staining may require repeated treatment and can remain visually apparent even after the condition is acceptable for a particular finish. This changes the quote in two ways. First, heavier or more complete preparation takes more time and media. Second, the end point must be checked. Depending on scope, that may include visual cleanliness, removal completeness, a profile comparison, dryness or other product-specific tests. If another contractor applies the coating, define who accepts the surface and what happens if weather or site traffic re-contaminates it before application.

Access, protection and containment are productive work

The blast nozzle is only one part of a residential job. Garage doors, siding, windows, metal trim, vehicles, finished steps, landscaping and neighbouring property may need protection. Drainage paths must be traced before wet work begins. Barriers and collection have to hold the actual water and residue, not merely look tidy at set-up.
